Response time for REALTORS® is very important. Nowadays, the common demand for both buyers and sellers is simple. They expect real estate proficiency, proper execution of contracts and disclosures, and they expect instant answers.

I’ve noticed over the years that a great REALTOR® will be proficient in all aspects of this article. They will be responsive to the wants and needs of buyers and sellers by answering all phone calls, text messages, emails and social media posts. Keep in mind that in this day and age everyone has access to technology. Buyers and sellers expect an immediate response when it comes to real estate. Real estate has always been a fast-paced business and more so today than ever before. The good news is that I’m on top of it all! As an active REALTOR®, I continually take the latest real estate classes and obtain certifications so that I can best represent my clients with the sale or purchase of their home. I always answer my phone calls, text, email and social media posts in a timely manner.

Why is Response time important? There are times when a buyer is attempting to contact a listing agent of a property in order to view the home and they either receive an extremely delayed response or no response at all. In this case, the buyer will simply walk and buy a home very similar down the street. This potential sale was lost due to lack of response time. The unfortunate part is that the owner is unaware that potential buyers are being led to other homes due to their agent’s lack of response time. I have dozens of situations that I see in this business where lack of response time kills a deal. In real estate, both buyers and sellers expect immediate responses. This is crucial to both parties, therefore keep this in mind when selecting your REALTOR®.

Today’s Technology
With today’s technology at our fingertips, real estate is constantly changing. The process of finding a home is becoming much more accessible to the consumer. The data that is available these days for any piece of property is very impressive. It can be overwhelming if you are not familiar with the information that you are reviewing. When it comes to my clients, I enjoy taking the time to review the real estate market with them and explain their options. There are tricks of the trade that increase a buyer’s opportunity of getting their offer accepted on a home. When you work with a true professional REALTOR® you will benefit tenfold.

For Sellers:
When it comes to listing a home, professional photos, professional video, advertisement on social media, advertisement on Zillow, Trulia, and other popular websites are a MUST. The purpose of using these multiple tools is to maximize exposure of your home. This will create more buyer foot traffic which will increase your chances of getting your home SOLD for top dollar.

For Buyers:
When it comes to choosing the perfect home, the data available online can be overwhelming. It’s always in your best interest to have a professional REALTOR® working with you. You can always incorporate your own research this way you can ask the questions that you may have during the process. Working with a professional REALTOR® will help minimize risk of a bad decision. Some things to consider are the design and appeal of a home, neighborhood, city, shopping centers, schools, real estate contracts, real estate Disclosures etc. There are many aspects to buying and selling, that’s why having a professional REALTOR® IS KEY.

The best advice I have for my readers is to always use a REALTOR®. You should always research your REALTOR® online, check their response time by reaching out to them, interview a few competitors and lastly make a decision. Keep in mind that you want a REALTOR® that is on the ball and not falling behind the curve.
